- The Rationale -

The Rationale

A data center doesn't exist in isolation; it's one link in a chain of investable assets. We map the entire chain, not just the building in the middle. Every one of these layers is investable. Right now, none of them are mapped together.

- What You'll Find -

What You'll Find

An ever-expanding crowdsourced and crowd-validated dataset covering ownership, grid interconnection status, land, power generation, demand, and on-the-ground construction activity for data centers worldwide, sourced from public registries and a paid network of local contributors, and checked against verifiable sources before publication. Layers are tiered by how hard the data is to get anywhere else: Tier 3, basic pins, public-queue grid status, water and cooling permits, is free. Paid access applies only to Tier 1 and 2: the early-signal heatmap, ancillary built assets, ownership, deal history, demand, and transmission build-out.

Upstream

what has to happen before a data center can exist
  • Land & entitlementsRaw sites, land banking, zoning, permits.
  • Power generationGrid power plus behind-the-meter power (gas turbines, batteries, SMR, geothermal).
  • Grid interconnectionQueue position, interconnection agreements, transmission & substation upgrades.
  • Water & coolingWater rights and cooling infrastructure.
  • Fiber & connectivityBackbone routes that determine whether a site is viable at all.

The built asset

  • The data centerExisting & planned, size, status, operator.
  • Ownership & corporate structureWho owns it, how it's financed, how it's structured.

Downstream

what happens because a data center exists
  • Ancillary real estate (the "Shadow Map")Workforce housing, hotels, staging yards, logistics.
  • Transaction & deal historyResale, M&A, who bought and sold from whom.
  • Financial exposure & investmentWays capital gets direct exposure to a specific asset.
  • Demand & data desertsWhere AI/compute demand outstrips supply, signaling where the next wave gets built.

Delivery

how the data reaches your workflow
  • Saved geographiesDefine a region and the layers you care about; your subscription watches it and triggers an alert on new signal activity.
  • AlertsEmail or webhook. Every alert carries the triggering record's source and confidence tag.
  • API exportScoped by subscription tier, built to feed your underwriting model, not screenshots.

- Sourcing -

Sourcing

Every data point comes from one of two places. Both are disclosed, on every record.

Public registries & filings

Interconnection queues (FERC eLibrary, ISO/RTO filings, Capacitypedia), corporate registries (similar to SEC EDGAR, Companies House, BRIS), and government statistical agencies, wherever a structured public record exists.

Local contributor network

Brokers, landowners, and engineers who retrieve paperwork not available in any public system, most often in markets where no consolidated registry exists yet. Every submission includes a citation to the underlying document.
